A Section 21 eviction notice allows a landlord to evict a tenant without giving a specific reason. It applies to assured shorthold tenancies (ASTs) in England and requires at least two months’ notice. Landlords must follow legal procedures, and tenants cannot be forced out without a court order if they refuse to leave. This type of eviction is often called a no-fault eviction because landlords don’t need to provide a reason for ending the tenancy.
